Metro Atlanta has long been known for the impressive affordability of the local home buying market. However, that does not exclude the area from having an outstanding luxury home market. In fact, from renowned intown locations like Buckhead to coveted suburban locales like Alpharetta, luxury new home communities are cropping up regularly—and home buyers cannot get enough of the high-end residential offerings coupled with the remarkable lifestyle afforded by them. For those interested in exploring the local luxury new home market, Lori Lane, president of Berkshire Hathaway HomeServices Georgia Properties’ New Homes Division, shares her insights about what you can expect as you look for the luxury home of your dreams across Atlanta.
How large is the luxury new home market in metro Atlanta?
Atlanta is still the very best place to be in 2023. Time after time, Atlanta and its suburbs are named in a multitude of “Best Places to Live” lists, with Alpharetta/Milton, Sandy Springs, Marietta and Buckhead consistently leading the way. Atlanta looks to be the housing market in the U.S. with the most potential for growth this year, according to researchers at the National Association of REALTORS®. New luxury homes can now be found throughout metro Atlanta and the Southern Crescent. For example, in the popular mountain and lake region, we are selling luxurious lakefront homes in Long Hollow Landing on Lake Lanier from the $700s to $1 million plus.
What does luxury mean in terms of price points in metro Atlanta?
The Atlanta luxury market has seen a substantial gain in the past 18 months due mainly to the unprecedented rise in sales prices across the area. In response to increased prices, Berkshire Hathaway HomeServices Georgia Properties has revised the pricing standards for our Luxury Collection homes. In Milton, we have several luxury new home communities. For instance, The Homestead at Milton features estate homes on three- to ten-acre home sites priced from $900,000+ and custom homes from $4 to $11 million. The Manor Golf and Country Club offers a gated country club lifestyle and a championship golf course from $3 to $10 million. Just south of Milton in historic Roswell, homeowners at Hillandale enjoy a low-maintenance and active lifestyle with homes beginning at $1 million. For those looking to purchase inside the perimeter, The Enclave at LaVista offers sophisticated finishes and modern details from the high $800s to $1 million.
What kinds of amenities can you expect when you purchase a new home in the luxury market?
A luxurious home is not just well-appointed, but also a home that includes amenities that allow the buyer to feel spoiled. Remember that lavish living requires an amazing kitchen with top-of-the-line appliances, warming drawers, wine fridges and large walk-in pantries. The same applies to the outdoors with opulent stone outdoor kitchens with grills, prep stations and refrigerators. Many homes offer a private oasis with an infinity edge pool, spa and waterfall features. You can’t forget technology. Installed wireless home automation give homeowners the ability to lock doors, control lights and arm an alarm system with a touch of a button on your phone. Another trend is that luxury buyers are becoming more aware of their environmental imprint. Many are purchasing in communities like Trilith in Fayetteville, where the whole neighborhood is a geothermal community. Finally, time may be the most precious amenity for many luxury buyers; homes in locations that offer short commutes, excellent schools and convenient shopping and dining are highly sought after throughout Atlanta.
